Rental Addendum

Occupant agrees to, and understands the following:

1 - Owner Does not supply or maintain a washer, dryer or dish-washer.

2 - Owner Does not supply air conditioning.  Occupant is advised to purchase their own window mount air conditioner.  If owner supplies air conditioning it will be by separate agreement.

3 - Pet Rent, Occupant understands that pet rent is an additional $__________ per month.  Also an additional $___________ non-refundable Pet deposit.  If Owner discovers Occupant has an unauthorized pet.  Occupant will be responsible for the pet rent retroactive from beginning of this contract.

4 - Smoking, Occupant DOES or DOES NOT (circle one) and WILL or WILL NOT receive a discount of $____________ per month discount for not smoking.

5 - Occupant will strive to promote good will and get along with all other tenants.

6 - Yard work - Occupant agrees to help with yard work and will spend 30 min per week doing the following: Watering, Weeding, Picking up trash, Mowing,

7 - Repairs - Occupant agrees to notify Owner of all repairs needed. Occupant agrees to make repairs as instructed by Owner, and to be reimbursed by buyer.  This does not include plumbing and electrical repairs that Occupant is not qualified to perform.

8 - Painting and Modifications - Occupant will not make any modification to, or paint the unit without the owners express written consent.  

9 - "Prompt Payment Discount" - Can be taken if rent is received by the 4th of the month.
